720 King Street West The Goal CB Richard Ellis, lead by Jeff Friedman's team, received the listing in April 2003. Initially there was 120,000 SF of vacancy that need to be leased, however, shortly afterwards AT&T filed for CCAA and an added 75,000 SF was added to the vacancy.
A major goal was to reintroduce the building to the brokerage community through "top of the mind" awareness and the value of face rates. CB Richard Ellis also wanted to focus on attracting large tenants with requires matching and or exceeding the 36,000 SF floor plates.
The ResultJeff Friedman's team was able to lease 117,000 SF during a nine month window that included 7 separate lease transactions. Two full floors of 36,000 SF to 2,500 SF were in included in the totaled square footage leased. The team was able to negotiate face rates above $14.00 on all lease transactions.
