Bank of China - 6,500 SF
 
The Challenge 
The Bank of China occupied 10,000 SF of space at 161 Bay Street. The terms of renewal of their lease translated into substantially higher rates than they were currently paying. The bank’s existing space was inefficient for their needs, and a computer room, which could be located in a lower cost area, absorbed 1,500 SF of space.
 
 
The Solution 
After assessing the business needs of the bank, it was determined that relocation was the best option available. A new space of 6,500 SF at The Exchange Tower was both more efficient and less expensive. The space was already built-out and suited their needs, saving the bank $25.00 psf in build-out costs. By moving the computer facilities and a portion of the office administrative staff, the client was able to secure a high-end space in a prestigious downtown location reducing their space needs by 3,500 SF.
