The Cornerstone Group of Companies (“CSG”) provides prospecting and database management products and services to some of the leading organizations in the world.


The Challenge


In 2006 CSG was experiencing substantial growth and needed to evaluate its space situation at its headquarters located at 2200 Yonge Street.  At the same time, CSG wanted to use this opportunity to evaluate its space usage and image for clients and employees and to create the overall best possible work environment. The lease expiration dated for  May 31, 2008


The Solution


CSG had several discussions and exchanged proposals directly with its landlord, Northam.  Little progress was made and CSG engaged CBRE to run the process. 

CBRE took the following steps:

  • Hired an architect/project management to determine square footage and project budget and schedule.
  • Analyzed the office market and completed a lease vs. buy study.
  • Toured outside alternatives and fully negotiated relocation deals.
  • Composed renewal vs. relocation study on a quantitative and qualitative basis.

The results of our market analysis and leveraged renegotiation indicated that the 3rd and 4th floors of 20 Eglinton Avenue West provided the best solution for CSG.

The Benefits

Through an aggressive and creative negotiating approach, CBRE achieved the following:
  • 30% reduction in overall occupancy square footage.
  • Forward lease transaction with June 1, 2008 commencement.
  • Securing today's rents and inducements in a rapidly rising market.
  • Ability of CSG to sublease one floor at existing location at full recovery.
  • Significant tenant improvement allowance on the entire space.
  • Further rent abatement concessions minimizing any out of pocket expenses for CSG.
  • Consolidation to contiguous floors within one building.
  • Additional expansion flexibility within same elevator bank.
  • Phased occupancy to limit potential business interruption expenses.
