MCAP - 45,000 SF
 
The Challenge 
MCAP is involved in originating, funding and managing residential, commercial and construction mortgage loans; purchasing, pooling and reselling mortgages to third-party investors through MCAP's mortgage warehouse facility; and packaging and securitizing mortgages for capital markets.

Their existing location at 70 University Avenue no longer suited MCAP’s needs. They had already expanded from 5,000 to 40,000 square feet and required more room to grow. MCAP was interested in leasing 40,000 to 50,000 square feet of space, but the company was unsure as to whether a suburban or downtown Toronto location would best fit their company’s needs.
 
 
The Solution
CB Richard Ellis provided in depth analysis of the suburban office market versus the downtown Toronto market. Through extensive surveys of MCAP employees, CB Richard Ellis provided a comprehensive review of employee commuting patterns and needs within the office environment. These surveys combined with detailed financial models helped MCAP to make the final decision on location. The cost analysis included information comparing rent savings versus loss of employees. The end result was that a downtown location was clearly the best fit.

The End Result
A new lease of 45,000 square feet of office space at 200 University Avenue fulfilled all of MCAP’s requirements. The survey showed that access to public transportation was a high priority for employees. The new location provided easy access to the subway system and Go Transit. The new lease gave the company great flexibility in their rights to expand should they continue to grow.
