The Challenge 
Ansys Canada Ltd required a new office location and assistance in the development and design for facility which would meet their specific requirements for their computer engineering and design company.  Ansys required approximately 20,000 SF of finished office space together with a long term lease agreement within budget that would provide for all tenant improvements including a specialized computer server room.

The Solution
Since this type of specialized rental space was not readily available on the open market, CBRE recommended that a Request for Proposal “RFP” be prepared by CBRE and distributed to a selected list of real estate developers that could provide the space requirement on time and at a location acceptable to Ansys.

End Result
CBRE provided a short list to Ansys and selected GPM Property Ltd a the developer to provide plans and specifications and CBRE negotiated a 10 year lease agreement for approximately 20,000 SF with Ansys and GPM in the North Bridge Business Centre located at 283 Northfield Drive in Waterloo.
