Tim Hortons

The Challenge 
Tim Hortons relocated to a site with a drive-thru to better meet its business’ needs.  They need to find a sub-tenant to take over its remaining lease obligation to minimize any further costs for this relocation. The space had been offered for lease by several competitive brokers without success. The location offered great visibility and exposure to vehicle and pedestrian traffic and it was located directly in front of a Zehrs Grocery Store.
 
The Solution  
CB Richard Ellis' marketing program resulted in two offers from international franchises on this space. After working through a multiple offer situation in a fair and even-handed fashion, a new lease was signed with Subway Restaurants for this site.  Tim Hortons was completely released from any further lease obligations on this site. CB Richard Ellis delivered written reports throughout the transaction process that allowed Tim Hortons to keep its key employees and franchisee informed of all developments on an up-to-date basis.  These efforts aided Tim Hortons during this lease disposition in a time-sensitive and cost-effective manner.
