GM Boisbriand

General Motors had closed their uniquely designed 3.1 Million SF, 230 Acre facility in Boisbriand, Quebec. CB Richard Ellis was awarded the disposition mandate in a competitive bidding process.

The Challenge
The property, zoned for industrial use, was brought to market with an estimated  industrial land supply of twenty-five years. The team had to determine the highest and best use for the property and attain the greatest price in the shortest possible time frame.

The Solution
The  disposition team created a mixed-use master plan in conjunction with the City of Boisbriand to maximize value for the vendor. As a result, the building structures were razed, the land was re-zoned, and the property was target marketed to user/developers who could create jobs and replace the municipal tax assessment value. The opportunity was tendered to the development community, then re-tendered to a short list, of which one proposal was selected for final negotiations.

The End Result
The sales process from date of tender to signed Agreement of Purchase and Sale was approximately five months. Target sale prices were exceeded, job opportunities are being created, and the new construction will achieve a higher tax base  for  the Boisbriand municipality.
