Warshaw

The Challenge

Having operated a food store for nearly half a century under the name Warshaw’s, the owners had elected to cease operation at the beginning of 2002. The Warshaw Building, a landmark on Saint-Laurent Blvd. since the 1960’s, constituted an important asset upon which the owners sought to capitalize.

The Solution

CB Richard Ellis was chosen to dispose of the Warshaw Property; a building having three floors totaling 60,000 SF of space, erected on 40,000 SF of land, in one of the most vibrant areas of Montreal. Various discussions, consultations, analysis and research with local and national retailers revealed a strong interest in leasing out the ground floor space rather than purchasing of the asset. CB Richard Ellis successfully acted as an intermediary and coordinated all aspects related to the planning redevelopment and the long term leasing of the entire ground floor to a national retailer.

The End Result
The final result was superior to simply disposing of the asset as it maximized the value of the property, while allowing the current owners to retain the property. The redevelopment project required minimal additional investment by the owners, more than doubled the asset value all the while ensuring a long-term secure revenue stream. Finally the solution recommended by CB Richard Ellis allowed the owners to recoup part of the hidden capital in the building.
