A career banker, Ed Fitzpatrick joined CBRE Limited's Vancouver office in May, 2008 to establish a local Capital Markets’ Debt & Structured Finance operation. Ed brought an enviable track record of successful underwritings and closings of in excess of $1.0 Billion in real estate debt and structured financing for public Canadian and off-shore corporations, including private real estate developers, operators, and investors.
 
A graduate of Simon Fraser University, Burnaby, BC, Ed gained extensive experience in commercial real estate credit underwriting for various leading national and international financial institutions. Ed is a registered commercial mortgage broker with CBRE Limited. Ed works closely with CBRE’s National Investment Team and their clients, in Vancouver, BC in addition to CBRE’s offices located throughout Western Canada. Ed works collaboratively with CBRE’s Debt & Structured Finance offices located in Toronto, Montreal and other centres in Canada which provides a strong national presence tailored to assist our clients. Ties are also maintained to CBRE’s solid and extensive presence in the US market which enables us to assist Canadian clients entering the US commercial real estate market to seamlessly source debt for development or acquisitions of commercial income properties through our American Debt & Structured Finance network.

Our primary focus is to source competitively priced debt to assist in the acquisition of commercial income properties covering all the ICI groups; office, industrial, retail and multi-family. However, we have an excellent track record on other property types including land acquisition, construction financing and inventory loans as well as financing specialized properties, such as hotels, resorts, and retirement homes.

Office Buildings

  • Arranged the term mortgage financing to assist in the purchase of METROTOWERS I & II; two state of the art high-rise 28 and 30 storey towers comprising 612,000 sq. ft. of “AAA” Class office space in Burnaby’s downtown core.
  • Arranged the term mortgage financing to assist in the purchase of 800 BURRARD; a 19-storey “A” Class award-winning office tower with a prime retail podium offering 222,089 sq. ft. in the heart of downtown Vancouver.

RETAIL CENTRES

  • Arranged the term mortgage financing to assist in the purchase of TAMARACK CENTRE; a 290,525 sq. ft. regional shopping centre, offering 340 shops and services, located in Cranbrook, BC.
  • Arranged the term mortgage financing to assist in the purchase of MISSION JUNCTION SHOPPING CENTRE; a 282,533 sq. ft. open format grocery anchored shopping centre occupying a premier regional position in BC’s Fraser Valley.

INDUSTRIAL

  • Arranged the term mortgage financing to assist in the acquisition via sale/leaseback of the Cascade/IMP Aerospace Facility; a state of the art 231,000 sq. ft. design-build hanger facility on a 22.86-acre site adjacent to the Abbotsford International Airport.
  • Arranged the term mortgage financing to assist in the purchase of a single-tenant industrial building; the property included a ±40,000 sq. ft. industrial warehouse on a 2.7-acre site in the Port Kells Industrial Park, Surrey, BC.

MULTI-FAMILY

  • Arranged a CMHC-insured term mortgage loan to assist in the refinancing of OCEAN PARK MANOR; a 77 unit, four-storey wood frame apartment building located in Victoria, BC.
  • Arranged a market term commercial mortgage loan to assist in the acquisition of a 217-unit apartment complex, known as the Oromocto Apartments; the complex included 8 structures with additional density for two additional apartment buildings, located in Fredericton, NB.

LAND

  • Sourced and structured financing to assist in the acquisition of a 23.5-acre industrial land parcel via a prepaid Land Lease adjacent to Roberts Bank Deltaport.
  • Sourced and arranged an interim land loan to assist in the acquisition of a single-storey retail property on Granville Street, Vancouver, BC; future redevelopment potential allows for a mixed-use 12-storey commercial structure.

HOSPITALITY & RESORT

  • Arranged and structured the financing to assist in the acquisition of the Harrison Hot Springs Resort & Spa: a year-round, full service 337-room resort including a golf course, hot springs and marina, located in Harrison, BC.
  • Arranged term mortgage refinancing on the L'Hermitage Hotel; a 60-suite boutique hotel designed in a classical contemporary New York architectural style conveniently located in downtown Vancouver.
  • Sourced and arranged refinancing of the Watermark Beach Resort; located in the south Okanagan Valley of BC; the resort features a full service 149 room resort with meeting rooms, pool and 1000 lineal feet of beach waterfront.
