Located at the southwest corner of Torbram Road and Mayfield Road in Brampton, this 45.5-acre site is designated in the Secondary Plan for low density residential development. With approximately 43.1 acres of developable land, this site was highly sought after by many regional and national home builders.

Our Role


The Land Services Group was mandated, on an exclusive basis, by a large group of private investors to market and sell this highly valuable piece of real estate. We designed a range of marketing materials which were distributed to our database of pre-qualified purchasers. The property was brought to market using the Modified Tender Process with no asking price. A submission date was set 30 days after the marketing launch. Advertisements were run in the planning and development journal, Novae Res Urbis, which has a high subscription rate. Interested parties were toured around the property. We supported interested purchasers, tracking down required information and ensured they were aware of all technical information essential to establishing the property’s upside.

Outcome


After extensive negotiations with several interested parties, Stanford Homes and Cedar City Developments teamed up to mutually benefit by sharing in their capital resources and local market intelligence. The property closed for $40.25 Million.
