Take-up in Q3 2020 totalled 146,100 sq m, showing a significant decrease of 23% q-o-q and 39% decrease y-o-y. Total Leasing Activity saw a decrease of 22% q-o-q and 21% y-o-y. Net demand in the third quarter was driven mainly by manufacturing companies, which accounted for more than 40% of the total volume, followed by Distribution companies, which accounted for 25% of the total volume. A further 43,000 sq m was leased on a short term basis with 75% of this demand coming from logistics companies.

The largest new transaction in Q3 2020 was a new lease of 21,500 sq m in Prologis Park Prague-Úžice, signed by an undisclosed automotive company. The second largest transaction wkas a new lease of 15,700 sq m by undisclosed automotive company in CTPark Bor. Prime rents remained unchanged and stood at 4,90 €/sq m/month. 145,700 sq m in 13 halls across 8 regions were delivered to the market this quarter, of space only 7.8% is currently vacant. As of Q3 2020 more than 370,000 sq m was under construction, of which 65% is already pre-let.
