    Investment volume for H1 2023 in the Greater Montreal Area (GMA) decreased by 11.5% compared to the record-breaking volumes reported in H1 2022.

    Industrial and multifamily continued to be the top-performing assets in H1 2023, accounting for 43.9% and 27.2%, respectively, of total investment volume in the GMA.

    Private capital, mainly domestic, was the most active investor type in terms of sales volume and transaction count in H1 2023.

    Cap rates have increased for all assets, resulting in a 48 basis points (bps) increase year-over-year. Downtown and suburban office assets have recorded the largest yearly increase.
