Ottawa Office Sublease Figures Q1 2025

       Starting off 2025, Ottawa recorded a rise in sublease vacancy, which has increased by 42,000 sq. ft quarter-over-quarter from 555,000 sq. ft. to 597,000 sq. ft.

       The Central Business District (CBD) saw sublease space increase by 2,000 sq. ft. to 263,000 sq. ft. This movement was predominantly due to a couple of new sublistings at World Exchange Plaza, totaling 8,200 sq. ft.

       Driven primarily by new sublistings at 340 Terry Fox Drive, Kanata's sublease vacancy increased by 41,000 sq. ft. quarter-over-quarter, totaling 134,000 sq. ft.

       Ottawa has continued to outperform the national average and larger Canadian cities, with sublease vacancies representing only 1.5% of the total inventory.
