–       The availability rate in the Greater Quebec City Area (GQA) recorded a marginal quarterly increase in Q1 2025, growing by 30 basis points (bps) to reach 5.2%.

–       Available sublet space has contracted 14.1% quarter-over-quarter to 100,000 sq. ft.

–       Net asking rents found stability within the mid $14.00 per sq. ft. range, where they have remained for the past four quarters.

–       Properties under 18’ clear heights witnessed the most negative absorption, with available space increasing by 35.3%.

–       Transrapide recorded a major lease transaction in Lévis for 92,000 sq. ft. with clear heights in the 26’ and above category.
