June 26, 2024 (Seoul) – CBRE Korea, the world's largest commercial real estate services company, announced the launch of its cutting-edge retail service tailored for commercial leases with a specialization in master lease.

Master lease, a sophisticated leasing strategy also referred to as responsibility lease or re-lease, involves the long-term leasing of an entire commercial facility by a developer or principal client, who subsequently subleases it. This method is increasingly favored by investors for its potential to deliver stable, long-term income streams and for alleviating the complexities associated with tenant acquisition, management, and operations. In scenarios where individual property sales are challenging, master lease offers an innovative approach to revitalizing commercial properties and districts, ultimately facilitating whole or segmented sales.

CBRE Korea's new retail service, spearheaded by its Retail Division, is underpinned by the firm’s vast project experience and extensive commercial district data. This service provides meticulously crafted solutions to optimize commercial property activation, through precise target setting and the strategic securing of key tenants via effective MD planning. In the realm of master lease, where commercial district revitalization is paramount, this service is designed to foster new commercial zones. It achieves this by accurately predicting regional demand and consumption patterns, and by attracting high-traffic tenants, thereby establishing robust commercial ecosystems. The domestic retail landscape is on a recovery trajectory post-pandemic, marked by a surge in foreign tourist demand and a rebound in online-centric consumption. This recovery is mirrored in the offline sector, particularly in unique emerging commercial districts. The retail lease demand trends survey for the first half of 2024 highlights this resurgence, with the Asia-Pacific region exhibiting the highest lease demand at 58.7%, underscoring sustained retail sector resilience. Conversely, the market for commercial leases confronts challenges from high-interest rates and escalating raw material costs, intensifying the need for stability, with master lease emerging as a viable countermeasure.
