Located it the heart of Toronto’s Waterfront, the development is part of one of North America’s most ambitious urban revitalization projects. Once defined by industrial assets, the waterfront is being re-imagined as a vibrant destination where business, culture, nature and community come together. New neighbourhoods, parks, public spaces and world-class workplaces are transforming the city’s relationship with the lake while creating an entirely new way to experience Toronto. T3 Bayside was conceived as part of that vision.
Emerald Creative’s challenge was to create a story that looked beyond the building itself. One that captured the optimism of a city in transformation while positioning T3 Bayside as a workplace connected to the energy, lifestyle and long-term future of Toronto.

T3 Bayside is part of Hines’ global T3 movement, a collection of workplaces designed to feel better, work harder and last longer.
Every T3 building combines the warmth and character of traditional brick-and-beam architecture with the innovation of mass timber and the performance of modern Class AAA office design. While each project reflects the character of its city, every T3 development shares the same philosophy: thoughtfully designed workplaces that attract talent, support well-being and contribute to the communities around them.

Expressing the vision.
The marketing brought together two powerful stories: the global T3 philosophy and the future of Toronto’s Waterfront.
Every touchpoint was designed to connect the building to its surroundings. Our campaigns and narrative celebrated not only the beauty of the mass timber architecture, but also the experience of working within one of the city’s most exciting emerging districts. The waterfront, the Martin Goodman Trail, expansive public spaces and the surrounding neighbourhood became just as important to the story as the building itself. The new identity became a thoughtful and seamless blend of water and wood, while its clean aesthetic mirrored the modern and refined architecture of T3 Bayside.
Rather than marketing office space, the campaign invited prospective tenants to imagine becoming part of a community, a movement and a new chapter in Toronto’s evolution.

T3 Bayside entered the market with a story that extended far beyond its four walls.
By connecting Hines’ global vision with the transformation of Toronto’s Waterfront, the campaign positioned the development as more than a premium office building. It became a workplace that reflected where the city is headed and the innovative future that the world’s most forward-thinking companies want to take part in.
