OFISPACE Boosts Mount Pleasant, B.C. Office Market

CBRE’s Ed Ferreira and Dan Jordan are bringing to market OFISPACE, a Class AAA office project in Vancouver’s popular Mount Pleasant neighbourhood that’s catering to light manufacturers, medical users and tech companies.

Slated for 2028 delivery, OFISPACE – the second office project from Foundry, a local builder that previously developed OFISWERKS – will have 52 flexible workspaces starting at 479 sq. ft.

OFISPACE is situated between St. Paul’s Hospital (currently undergoing redevelopment) and Vancouver General Hospital, making it ideal for medical users.
“This space should appeal to doctors given the building’s proximity to both hospitals,” says Ferreira. “But the unique layout of OFISPACE makes it ideal for tech and robotics users too.
Mount Pleasant has rapidly become one of Vancouver’s most popular office submarkets. The upcoming Broadway subway, scheduled to open in 2027, has spurred further interest in the area.
“Vancouver’s office community is evolving beyond downtown, and Mount Pleasant is emerging as a dynamic health, technology and innovation hub,” says James McKenny, Vice President of Sales and Marketing at Foundry Developments.

“It’s practically the new Kits,” adds Jordan, referring to one of Vancouver’s trendiest neighbourhoods. “Businesses want more options outside of downtown. They want to be in a neighbourhood with personality and a cool vibe.”

The City Of Vancouver has updated its zoning laws to allow for larger buildings in Mount Pleasant in a bid to increase density and spur job growth in the area.
“Its zoning supports a unique mix of medical, creative, technical and light-manufacturing businesses that is hard to replicate elsewhere in the city,” says McKenny.
OFISPACE was able to get approved for eight storeys (where most offices in the area stop at four), promising future office occupants plenty of natural light and great views of the downtown Vancouver skyline and mountains. “Mountain views are becoming a rarity here,” notes Ferreira.
“As companies look to attract workers back into the office, design has probably never been more important,” says Jordan.
“OFISPACE sets itself apart from other Vancouver office buildings with its emphasis on great design, plus it’s in an area where people feel at home.”
